Listed below are some of the more recent industrial developments in greater Cape Town. Some still offer land for sale directly from the developers, others will have only turnkey or private resale opportunities still available. While the more established areas will also have existing buildings available for rent, it is evident that most the industrial areas close to Cape Town are nearly fully developed. As we all know more land is not being created and industrially zoned and serviced land with good infrastructure and transport links is becoming increasingly hard to source. Recently we are seeing a marked increase in the number of new builds being undertaken both by owner occupiers and investors.


Montague Park

The Montague Park development on the northern border Montague Gardens, is the largest project of its kind to be undertaken in the area in several years. Within a 10 to 15 km radius of the ‘Mother City’, its harbour and international airport, Montague Park is flanked by Platterkloof Road in the North, Koeberg Road in the West and the N7 Highway to the East. The park is approximately 50 hectares in extent and offers a unique mix of commercial, retail and industrial facilities all within an upmarket, secure and spacious environment. It also has the unprecedented ability to house both large and small users from 1000m2 to 60000m2 with ease. A motor retail strip mall is now also being launched in the Park which will be situated behind Makro. This mall will offer 4000 m2 of space dedicated to the motor trade, sub-divisible into units of 200 to 1500 m2. Although the developers are not making land available for sale directly to end users, they are prepared to construct modern turnkey warehouse facilities to owners specifications within very short lead times.

Racing Park

This large and well secured Industrial Park can almost be regarded as an extension of Killarney Gardens. Although initially there was a flourish of plot sales and new warehouse development, construction slowed with the onslaught of the recession around 2009. Investors moved into what can be termed a holding pattern, and tenants preferred to continue leasing. Today confidence has very much improved and occupancy levels are at an all-time high. As a result Racing Park is very much back in favour and experiencing a marked resurgence. This has been further enhanced by the recent completion of the MYCiti Bus link. The land was initially divided into erven of approximately 1000m2 each, with combinations offering almost unlimited development possibilities. It is one of the few areas within close proximity to Cape Town where land is still available at a reasonable cost, allowing for the construction of facilities from 300m2 to 5000m2. It is govered by a property owners association and has 24 hour security patrols. Racing Park has a well laid out road network , generous coverage allowances and an ample power supply.as well as dual access to Potsdam/Koeberg Road.. It is directly opposite Dunoon providing easy access to labour.

The Stables

The Stables security development that consists of approximately 140,000m2 of land. Of this 13,500m2 is currently being developed into a retail centre anchored by Shoprite, and the remaining 126,500m2 has been divided into large industrially zoned erven ideal for manufacturing or distribution. Half of this has already been developed into the new MyCiti Bus Terminus, but a portion of the remainder is still available for sale and development. The erven are approximately 10,000m2 and can be consolidated into larger units if necessary, offering 75% coverage, unlimited height and bulk, and unrestrictive building lines. The Stables also has an exceptionally high power allocation of 500KVA per 10,000m2 making it an ideal base for heavy power users in preference to locating in Atlantis...

Atlas Gardens

Despite its seemingly remote location Atlas Gardens Industrial Park offers rapid access to the N7 and the N1 or R27 without the traffic congestion which is often experienced at similar spaces located within the more built up areas of Cape Town. It is also benefiting from the recently completed construction of the Sandown Road link and the M12 which provided access all the way through to N1 City, Parow and the Airport. It has now matured into a pleasant and upmarket industrial space mostly due to the excellent design guidelines and neat landscaping. While it is still possible to acquire land on a re-sale basis, these opportunities are becoming increasingly scarce. Atlas Gardens is particularly well suited to quieter industries looking for a good corporate image.

Atlantic Hills Precinct

Situated within the development corridor at the N7 and M12 interchange and adjacent to Atlas Gardens is The Atlantic Hills Precinct .This significant development scheduled for commencement in 2014 will include a commercially managed regional shopping mall, an area earmarked for mixed use and industrial development, and approximately 1400 medium to high density residential dwellings.

Airport City

Airport City is the latest Industrial Development situated adjacent to the Cape Town International Airport. This upmarket precinct with modern factories and well designed and appointed warehouse facilities has proved to be an outstanding success, with investment premises now commanding premium rentals. This is a result of the fact that Airport City was developed with strict design guidelines, low density coverage of between 50 – 60% and a strong rate payers association governing the area in terms of security and the maintenance of infrastructure. Unfortunately the original developers are no longer releasing land for sale, be it to investors or owner occupiers and only leasing opportunities currently exist. If you are an owner occupier however, keep an eye out for any land re-sales which occasionally come onto the market from private individuals or investors whose situation has changed or no longer wish to build within the building clause timeframe. Airport City is ideally suited to any company that utilises airfreight, but the close proximity to the N1 and N2 have made the area very popular with all manner of distribution and logistics companies. Recent turnkey completions include a 10,000m2 facility for Joshua Doore and a new premises for Courier IT.

Brackengate

Brackengate Business Park is set along the R300 with rapid access to both the N1 and the N2 as well as Cape Town International Airport. It offers high exposure to the R300 and further benefits from excellent infrastructure with a taxi rank and railway station providing added convenience for staff. With security being an ever more important feature of every business the estate has 24 hour guarding, an electrified perimeter fence, CCTV monitoring and access control. The formalised property owners association, excellent design guidelines and landscaping have again played an important part in establishing and maintaining the upmarket status of the park. When launched in 2008 the initial sales were meteoric and 78 light industrial erven totalling 10 hectares were sold almost immediately. Today the park has matured and is home to some major multinational companies such as British American Tobacco, Ansave, Docufile, Pearson and Fruit and Veg City. Although the purchase of land by private investors is now difficult, further development is planned for 35,000m2 of additional warehousing and some innovative turnkey and financial structures are still being offered by the developers.

Sheffield Park

Ideally positioned almost equidistant between Cape Town’s CBD and Cape Town International Airport, Sheffield Business Park is set to become the Western Cape’s newest front-line multi-use commercial node With easy access via Vanguard Drive (N7) and Lansdowne Road to all major arterial routes – the N2, M5, R300 and N1 – the 50+ hectare precinct has become home to a wide range of logistics, warehousing, light manufacturing and services industries. Situated close to a number of residential suburbs, regional shopping centres and well served by all forms of public transport, Sheffield Business Park is also convenient for commuters. State-of-the-art security comprising fully secured perimeter and manned 24-hour access control, extensive indigenous landscaping and controlled architectural guidelines have worked together to create an aesthetically-pleasing and secure environment.In addition the node falls directly within the focus of government’s Lansdowne Corridor Development Programme. Sheffield Park still offers a few erven for sale as well as a number of turnkey opportunities.

Capricorn Park

Capricorn Park is a relatively new and modern commercial/industrial precinct situated next to Marina Da Gama, off New Baden Powell Drive, within about 25kms of Cape Town CBD, The Harbour and Airport. It is a rapidly growing, secure, mixed use business park, combining commercial and light manufacturing in a tranquil and award winning setting. The development has a security controlled entry point, is next to a fair sized Shopping Centre, and is located on the doorstep of the tourist hub and seaside suburb of Muizenberg. Some of the well-known companies who are  based at Capricorn Park include companies such as SAAB, SPI, KMP, Pyrotech, Reitechsa, Nuwater and Sasol It is serviced by Prince George Drive which becomes the M5 freeway, with direct access to both the N1 and N2 highways leading to and from the city. Prince George Drive also links up with Baden Powell drive which takes one directly to the N2 between Somerset West and The Cape Town International Airport. Rental rates vary from R35.00 to R55 per m² depending on the size and type of unit. Being a combined / mixed park of both commercial and light industrial buildings, the office section rentals are between R70 and R90 per m². Rivergate

Rivergate offers mixed use commercial, industrial, institutional, and residential and related land uses. The key to unlocking this opportunity is the R82m Sandown Road link to the N7.
